First, talk to your LL. Explain the circumstances. Ask if you can avoid the lease if you find another tenant in identical terms. Otherwise, if your contract allows, you can sublet to another company who will take over the room. But be careful with this option would remain, as it will be liable for the rent to the LL.

Talk to your landlord and see if he is out of the lease. Sub-leasing is also a good idea.
